Why Flat Roofs Actually Fail
A single-ply roof rarely fails in the middle of the field. It fails at the edges: a seam that was welded cold, a pipe boot that was caulked instead of flashed, an HVAC curb that was never properly terminated, or a low spot where water sits for weeks because the slope to drain was never corrected. When we assess a flat roof, that is where we look first, and it is usually where we find the answer.
Utah is a demanding climate for a membrane. Summer brings sustained UV and rooftop surface temperatures far above the air temperature. Winter brings snow load, standing meltwater and repeated freeze-thaw cycling that works at every seam and termination. A membrane that performs fine in a mild climate can age quickly here, which is why membrane thickness, insulation and attachment method are decisions worth making deliberately rather than defaulting to whatever is cheapest per square.
We install TPO, PVC and EPDM, and we will tell you honestly which one suits your building. TPO is the common choice for good reason, with strong reflectivity and heat-welded seams at a reasonable cost. PVC earns its premium where grease, chemical exposure or restaurant kitchen exhaust are in play. EPDM remains a durable option, particularly where a ballasted or fully adhered assembly fits the building. The right answer depends on your roof, your budget cycle and how long you intend to hold the property.
Where the existing assembly is sound and dry, a re-cover can save significant money over a full tear-off. Where the insulation is saturated, a re-cover just buries the problem and shortens the life of the new membrane. We core-test rather than guess, price both paths separately, and show you the evidence behind the recommendation.

Service life depends far more on membrane thickness, installation quality and drainage than on the brand. A properly detailed system with corrected drainage and adequate membrane thickness will substantially outlast a thin membrane over ponding water. We will give you a realistic expectation for your specific assembly rather than a number off a brochure.
Sometimes, and it can save real money. It depends on whether the existing insulation is dry and the assembly is sound, which is why we core-test rather than assume. If the insulation is saturated, a re-cover traps the moisture and shortens the life of the new membrane, and we will tell you that plainly.
Brief ponding after a storm is normal. Water still sitting there days later is not, and over a Utah winter it accelerates seam and membrane failure. Persistent ponding usually means the slope to drain needs correcting, which we handle with tapered insulation rather than working around it.
Both are heat-welded single-ply membranes. PVC handles grease and chemical exposure far better, which makes it the right call for restaurants and some industrial buildings. TPO is typically the better value everywhere that exposure is not a factor.
We repair them. When the field of the membrane is sound and the failures are at seams, curbs or terminations, repair is often the correct answer and we will say so. Leak tracing comes first, because repairing the wrong detail solves nothing.
