Often not. Home inspectors are generalists and they flag conservatively, which is their job. Many flags resolve into minor flashing or shingle repairs with a small line-item bid, and some resolve into nothing at all once someone actually walks the roof. When replacement genuinely is the answer, we document why with photos.

We certify what is true. If a roof needs work before it deserves certification, you get a line-item bid for exactly that work, and once the work is done we certify the result. What we will not do is paper over real problems or invent them, because the certification is only worth something if our name behind it means something.
