The Tile Is Not What Keeps Water Out
Homeowners are often surprised to learn that a tile roof leaking does not usually mean the tile has failed. Tile sheds the bulk of the water and protects everything beneath it from sun and impact, but the layer that actually waterproofs the roof is the underlayment underneath. Underlayment has a service life. Tile, particularly concrete and clay, frequently outlasts it by decades. So the common failure pattern in Utah is a roof with perfectly serviceable tile sitting on underlayment that gave out years ago.
That pattern is why the most valuable service we offer on tile is a lift-and-relay. We carefully remove the existing tile and stack it on site, strip the old underlayment, repair any damaged decking, install new underlayment, rebuild the valley, headwall and penetration flashing, and then reset your original tile. You get a roof that is waterproof again for decades without paying to replace tile that was never the problem. Some breakage is normal during removal, so we source matching replacements for the pieces that do not survive.
For new tile installation, the decisions that matter most are underlayment specification, flashing detail and structural capacity. Tile is heavy, and a home framed for asphalt shingles cannot simply be converted to concrete tile without confirming the structure can carry it. We check that before quoting rather than discovering it midway. In Utah we also detail carefully for freeze-thaw, because water that gets under a tile and freezes is what cracks tile and lifts fasteners.
For repairs, cracked and slipped tiles are common after wind events and after anyone walks a tile roof without knowing how. Tile is walkable only in specific places, and foot traffic from a satellite installer or a chimney sweep is a frequent cause of the damage we are called out for. We match profile and color as closely as available stock allows and reset displaced pieces properly rather than sealing them in place.

Usually not. The underlayment beneath the tile is the actual waterproofing layer, and it wears out long before concrete or clay tile does. In most leaking tile roofs we assess, the tile is fine and the underlayment has failed, which points to a lift-and-relay rather than a full replacement.
We carefully remove your existing tile and stack it on site, strip the failed underlayment, repair any damaged decking, install new underlayment and rebuild the flashing, then reset your original tile. You keep the tile you already paid for and the roof is waterproof again for decades.
Some breakage is unavoidable and it varies with the age, profile and brittleness of the tile. We plan for it, quote replacement tile as a line item rather than a surprise, and source the closest available profile and color match.
Sometimes, but not automatically. Tile weighs substantially more than asphalt shingles and the framing has to be able to carry it. We confirm structural capacity before quoting a conversion, and we will tell you if the answer is no.
We would rather you did not. Tile is walkable only in specific spots and only with the right technique, and cracked tile from foot traffic by satellite installers, solar techs and chimney sweeps is one of the most common repairs we get called for. Let us take a look instead.
The tile itself commonly lasts fifty years or more. The underlayment beneath it does not, and it is the component that determines when work is needed. Planning around that reality, rather than assuming the whole roof lasts as long as the tile, is what keeps a tile roof affordable over its life.
